Epoxy Flooring
Lanai & Pool Deck Floor Coating
A lanai or pool deck floor is a harder environment for a coating than a garage. It takes direct UV, splash-out pool water, sunscreen, bare feet and standing heat. A garage epoxy put down outside will chalk and yellow. Outdoor concrete needs a system chosen for UV stability and wet-foot traction, not the cheapest product that happens to be in stock.
What's Included
- Mechanical surface preparation — grinding, not just washing
- Moisture testing before anything is applied
- A UV-stable coating system suited to outdoor Florida use
- Texture specified for wet-foot traction around a pool
- Edges, steps and transitions detailed in by hand
What Does Lanai Floor Coating Cost?
Pricing depends on:
- Square footage and how cut-up the area is
- Slab condition — cracks, spalling and previous coatings all add preparation
- Moisture test results, which can require a different base
- Finish chosen, from solid colour through to full flake

Test the slab
Moisture and existing coatings are checked first. Outdoor slabs frequently carry moisture from below, which will lift a coating that ignores it.
Grind the surface
Mechanical preparation opens the concrete so the coating bonds. Washing alone does not produce a surface a coating can key into.
Build the system
Base coat, then colour or flake, then a UV-stable topcoat specified for outdoor exposure.
Finish for wet feet
Texture is adjusted in the topcoat so the floor is not slick when it is wet — the point most often missed around a pool.

Frequently Asked Questions
Can you use garage epoxy on a lanai?
You can, but it will not last. Standard garage epoxy is not UV stable — outdoors it chalks and yellows. A lanai needs a system specified for UV exposure.
Will it be slippery around the pool?
Not if the texture is specified for it. Traction is set in the topcoat, and around a pool we build it for wet feet rather than a showroom finish.
Why grind the concrete instead of just cleaning it?
Washing alone does not open the surface enough for a coating to bond. Mechanical grinding keys the concrete so the coating has something to grip, which is why it is a required step rather than an add-on.
