Our Process

  1. Stain assessment

We identify the stain type — oil, grease, or rust — since each needs a different pretreatment and chemistry.

  2. Targeted pretreatment

Oil and grease get industrial-grade degreasers; rust gets dedicated rust-removal chemistry such as F9 BARC, matched to the surface material.

  3. Hot-water pressure or soft wash

The surface is washed at the pressure and temperature suited to the material to lift the loosened stain without damaging joints or sealants.

  4. Final rinse and inspection

A thorough rinse clears any remaining residue, and we do a final check of the treated area.

Frequently Asked Questions

Can old or deep oil and grease stains be fully removed?

Most oil and grease stains lift dramatically with pretreatment and hot-water washing. Older, deeply set stains may lighten more than fully disappear, but once a stain is lifted it won't return — and sealing the surface afterward helps prevent future absorption.

Can rust stains be fully removed?

Most rust stains can be fully removed. Very old or deep stains may lighten significantly and often come back close to the surface's original color.

What causes rust stains, and do you use F9 BARC?

Common sources are irrigation systems, fertilizer, metal furniture, railings, AC drip lines, and vehicle battery acid. We use F9 BARC — one of the most effective rust-removal products available — along with other professional-grade agents when appropriate.

Is chemical stain removal safe for pavers and landscaping?

Yes — we adjust pressure and chemistry to protect paver joints, polymeric sand, and sealants, and we take care to protect nearby plants and surfaces during treatment.
